Booking Terms & Conditions

Please ensure you read and fully understand these booking terms and conditions. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

Bookings are subject to the following terms and conditions:

General

A contract between you and the owner will come into existence when full payment is received, and a booking confirmation is issued showing the confirmed dates of your stay.

Full payment is due at the time of booking.

The contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.

The maximum number of persons occupying the property must not exceed 3 persons. If you wish to invite additional visitors to visit you during your stay, please ask us first. Please be advised that no extra overnight visitors are allowed to stay at the property.

You must not use the property except for the purpose of a short-stay or holiday.

You may in no circumstance re-let or sublet the property.

Bookings cannot be accepted from persons under 18 years of age.

The owner reserves the right to refuse a booking without giving any reason.

Cancellations

All cancellations must be notified in writing and once received we will confirm the cancellation. Depending on the type of booking and when we receive your cancellation notice, you may remain liable for a percentage of the booking cost, as follows:

Standard Rate Reservations:

Non-Refundable Rate Reservations:

Reservations made with the discount code NONREFUNDABLE will receive a 10% discount on the Standard Rate and are non-cancellable and non-refundable. No refunds will be provided for cancellations, modifications, or no-shows.

We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.

If your booking is cancelled by us, for any reason, we will notify you of the cancellation as soon as possible and we will promptly refund 100% of your payment to us for your holiday. Our liability for cancellation will be limited to the value of payment(s) you have made to us.

Pets

Up to three dogs are permitted in the property. Dogs must be booked in advance and on the understanding that all flea and worming treatment must be up to date. There is no additional charge for dogs.

Dogs must not be allowed on the bed or sofa bed. 

Guests are responsible for cleaning up after their animals and disposing of waste appropriately. There is a dog relief area to the left of the cottage, with poo bags and a dog waste bin.

Dogs should not be left alone in the property for more than 4 hours at a time.

Guests must ensure that their dogs will not cause damage to the property if they are left unsupervised.

If the property requires additional cleaning due to excessive dog hair or if dogs have been on the bed or sofa bed, we will charge a £40 fee to cover the extra cleaning costs.

You are responsible for your dog(s) and you will be charged for any damage caused by your dog(s).

Damage & Breakages

In making a booking you accept responsibility for any theft, breakage or damaged caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

Please treat the facilities and accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action.

The accommodation will be inspected at the end of your stay and you may be charged for any loss, damage or extra cleaning costs. These are to be paid for in full within 7 days of notification.

If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result.

Check In

Check-in can take place after 3:00pm on the arrival date, unless another time has been agreed with the owner.

Check Out

Unless otherwise agreed with the owner, guests are required to leave the Blackberry Cottage by 11:00am on the day of departure. Failure to depart from the property on time may result in you being charged a further day’s rental, and you accept that this is the case and agree to pay this additional charge in the event that this situation arises.

You are responsible for leaving the property in a clean and tidy condition when you leave. Before you leave, please return your key back to the lock box or, if instructed by the owner, post it through the letterbox of the main house front door.

Please note that if any keys are not returned at the end of your stay, then the cost of replacement will be charged to you.

House Rules

Security

Please lock the doors and close the windows when you leave the property unoccupied.

Please make sure you switch off lights, heating, or any electrical appliances when you go out.

The owner shall not be liable to you or your holiday party for loss or damage to your belongings, however arising.

Inventory

All inventory must remain in Blackberry Cottage and must not be removed from the property.

Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside.

Please don’t take any bath towels out of the property. If you plan to go swimming or to a beach, please use your own beach towels.

Cleanliness

We reserve the right to make an extra £40 charge to cover additional cleaning if you leave the property in an unacceptable condition.

Smoking

Smoking is not permitted anywhere on-site at Blackberry Cottage. Vaping is only permitted outside the property.

Smoking or vaping anywhere inside the premises will result in immediate termination of your booking and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense.

Fair Usage for Utilities

Utilities (electricity and water) are included in the rental but are subject to a fair usage policy for domestic household use only (not including charging vehicles). Excessive use of electricity or water will be charged at current rates.

Car Parking

Please park your vehicle in the designated parking space on the righthand side of the driveway, ensuring cars do not block access to the family’s vehicles. Parking is limited to 1 vehicle.

Electric Vehicle Charging

We provide an EV charging point on site. Guests need to provide their own charging lead (7.2kW, Type 2 Socket, Fast Charger). Usage is charged at £15 per night. We do not guarantee availability, and unavailability shall not constitute a breach of our booking contract.

The charging point is for the use of the booking party only. Use is at the owner’s own risk, and we do not accept any liability for loss or damage sustained by you or your vehicle as a result of using the charger unless the damage was caused directly by our negligence.

You shall be responsible to us for any damage to the charging point or loss suffered by us caused by your use of the charging point.

Domestic electric vehicle chargers (commonly known as ‘granny chargers’ or ‘trickle chargers’) are not suitable for use at the property and are strictly forbidden. You are liable for any damage or loss suffered by us due to your unauthorised use of domestic chargers.

Behaviour

You are responsible for the supervision of all members of your party under the age of 18 at all times.

Please respect the community and try to keep noise levels to a minimum, especially between 10:00pm and 8:00am. We reserve the right to terminate your booking with immediate effect where the unreasonable behaviour of yourself or any member of your party (or permitted guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.

Wi-Fi

Wi-Fi is provided for the guest’s reasonable use. The guest agrees to reasonable and lawful usage of this service.

Complaints

Every effort has been made to ensure that you have an enjoyable stay. However, if you have any problem or cause for complaint, it is essential that you contact us immediately to give us the chance to resolve it. We value your custom and want you to return.

Miscellaneous

Non-compliance with the house rules will be considered as a breach of these Booking Conditions. We reserve the right to terminate the booking with immediate effect and without a refund if you or any member of your party do not abide by the rules.

Whilst every care is taken to provide a true and accurate description of the property on our website, in marketing material and in email communications, alterations and updates will be made throughout Blackberry Cottage over time. The Guest accepts that no refunds are available for any such discrepancies.
